How it works
How does the Home Inspection process work and what is required from me as a home buyer to start the process?
- Reaching out to SunBurst via text or calling direct is your first step! So you’re off to a great start! 😎☀️👍🏻 We will also require…
- your first and last name
- a current email address
- the house address to be inspected
- and your real estate agents name.
From here the inspector views the listing and gets detailed information of the house and arranges a date and time with the Seller/Selling Agent and Buyer and puts together a contract for you to go over. This will Include the agreed upon price based on the units square footage, extra kitchens and suites, exterior outbuildings you may need inspected, etc as well as the current industries “Scope of Inspection” which is a detailed list and explanation of “What’s inspected? How it’s inspected? What’s not inspected or what couldn’t be inspected and why”
- Once the Home Buyer has read and agreed to the terms and conditions by hitting the “Submit” button…it becomes your digital signature and opens the program up for the inspector to move forward with the home inspection.
- The Inspector performs the inspection on the date and time booked and covers all 9 major areas of focus. Roofing, Exterior, Structure, Electrical, Heating, Air Conditioning, Insulation and Ventilation, Plumbing and Interiors
- Show up to the Home Inspection if at all possible. We have a 1/2 hour window slotted at the end of the inspection that the inspector can go through with you explaining the all the good points as well as any deficiencies that may require some love. If you can’t show up that’s totally fine as it’s not required. Our reports are very detailed and thorough. A virtual tour can be arranged upon request if this interests you or if you’re out of town.
- After the walk through is when funds can be transferred. Etransfers, Cash, Cheque are all accepted forms of payment. Currently the Point of Sale machine is down as we are changing companies.
- From here the Inspector has 24 hours from the time of inspection to produce the report but generally is completed that evening unless it’s a double inspection day or the house and it’s “extras”, combined square footage and deficiencies are a little more than normal, it could take a bit longer. Your patience is appreciated.
- Once funds have been received and the report is generated it will be emailed to the address provided. If you have any questions or concerns do not hesitate to ask. If we can’t answer your question we will find an answer for you. We are also available to go over the report with you either in person, or over the phone if you’d like.
- If you are the buyer you can now take this report, and use it as a very well informed purchaser, and have your agent possibly negotiate a lower price based on any major deficiencies. It also becomes your to-do list, your source of contractors (as I have provided you all of my contacts) your municipal Information (property/water/sewer line maps) as well as a quick reference guide for home maintenance as one has been attached for extending the life of your new purchase
If you are the seller getting a pre home inspection it can be used to entice buyers by showing you’ve done your due diligence and are aware of what needs repairs and have your listed price based on the work that needs to be done or use the report as a comprehensive list of things that have been brought up to date by you the owner to justified a higher price that you and your agent may wish to advertise. All Of the extras offered to Buyer inspections are naturally attached to a Sellers Inspection as well.
